Any Broker you choose can
represent you to any building or Landlord. Rather, it means that the Landlord
has agreed to let the Realtor represent him for a fixed
period of time and that
during that time, the Realtor promises to do certain things for the Landlord
(i.e. Advertise the property, show the property and make sure the
entire
experience works for all parties). And in return, the Landlord promises to "protect"
the Broker while he/she is marketing the property.
Therefore the Broker is
able to spend more time and money marketing the property
and he doesn't have to worry about another Real Estate Agent "going around
him" directly to the owner.
As long as he has the "Exclusive"
Listing, his time and efforts will be "protected" by his/her
"exclusive" agreement with the owner. His/Hers should be the only
Real
Estate Sign on the property. Brokers who have "Exclusives"
always co-op deals with other Brokers and split the commission 50-50 with the
cooperating Broker.
Design District
Landlords, as a rule, do not "cash out" Brokers commissions up front. They
are normally paid monthly after the RENT is received by the landlord.
[ Cash-Outs refers to the
Brokers receiving all of their commissions at the beginning of the Lease
term in one lump sum. To many Landlords were "burned" by failed
Tenants to
make this method viable]
