When you see a Real Estate sign with the word
"Exclusive" on it, that means that the Real
Estate Company who has "listed" the property for that Landlord has
entered into a special relationship with that Landlord and that property. It
does not mean that "only the Realtor who has the "listing" can
work on the property". Rather, it means that the Landlord
has agreed to let the Realtor represent him for a fixed period of time and that
during that time, the Realtor promises to do certain things for the Landlord
(i.e. Advertise the property, show the property and make sure the entire
experience works for all parties). And in return, the Landlord promises to "protect"
the Broker while he/she is marketing the property.
Therefore the Broker is able to spend more time and money marketing the property
and he doesn't have to worry about another Real Estate Agent "going around
him" directly to the owner. As long as he has the "Exclusive"
Listing, his time and efforts will be "protected" by his/her
"exclusive" agreement with the owner. His/Hers should be the only Real
Estate Sign on the property. Brokers who have "Exclusives"
always co-op deals with other Brokers and split the commission with the
cooperating Broker.
